The problem

Finding motivated sellers means scrolling through Rightmove for reduced listings, then manually checking how long each has been on the market, comparing to recent sales, and guessing who might accept a lower offer. No structure, no scoring, no benchmarking.

What this skill does

• Pulls most-reduced listings from Rightmove, ranked by price reduction
• Scores each property on motivation signals: price reduced flag, days on market, discount vs comps
• Detects collapsed chains (resubmitted listings) as high-motivation signals
• Benchmarks asking price against Land Registry comparable sales
• Flags leasehold risks: short lease, high service charge
• Flags EPC below minimum rental standard (F or G rating)
• Calculates a negotiation target based on comps and time-on-market penalty
• States clearly what it cannot see (original price, withdrawal history)
