The problem
You find a property on Rightmove. Before you can decide if it is worth pursuing, you need comps, rental yield, stamp duty, EPC, and service charge data. Then you need to apply your own investment criteria. That is four tools, a spreadsheet, and an evening gone. Most investors skip the diligence and go on gut feel.
